Loxton Retirement Village Information

General Information

District Council of Loxton Waikerie owns Loxton Retirement Village and is the Administering Authority.

Loxton Retirement Village is managed as a “resident-funded Licence to Occupy” scheme and is regulated under South Australia Retirement Villages Act 2016 and South Australia Retirement Village Regulations 2017.

Loxton Retirement Village is classified as independent living and the accommodation is sometimes referred to as ILU - Independent Living Units.

We welcome residents who are 55 years and over, retired from full-time work and able to live independently.

A Retirement Village Committee recommends long term financial management plans, and reports to Council. An Administration Officer manages day to day operations, provides support to residents and assists new residents with transition to retirement living.

Standard Fixtures

All units have kitchens with electric ovens and cooktops, pantry cupboards, built-in robes in the main bedroom, reverse cycle air conditioning, (either split systems or ducted), electric cooking appliances, hot water service, rain water tanks and provision for the installation of gas heating. Hand rails or ‘grab’ rails in bathroom and toilets are standard. Recently constructed units have solar hot water and a dishwasher.

Residents are able to make improvements to their unit and have installed ceiling fans, security shutters, canvas awnings, vergolas, solid roof rear verandahs, outdoor café blinds and solar panels.

New residents have the option to upgrade areas of their unit – kitchens, wet areas, flooring, convert garage to living area and install solar panels (at their expense), with approval from management before they move in.We are happy to discuss any changes to the unit and will work together to ensure the high standard of our units is maintained and that you have a home to be proud of.

Work is able to commence once approval is granted.

A limited number of disabled access units are available as vacancies occur.

Refurbishment

Prior to new residents moving in, extensive refurbishment of the unit is undertaken to ensure that our high standard is maintained. New kitchens are fitted in our older units as they become vacant - features of the new kitchens are soft-close doors and drawers, dishwasher drawer, rangehood, side-opening oven and glass cooktop.

All units are reviewed after 10 years of continued occupancy and where necessary are repainted, carpets replaced and general maintenance carried out to ensure the unit remains in quality condition.

Maintenance

The Retirement Village gardens are maintained by a contractor who also provides minor maintenance assistance to residents (light bulb changing, tap washer replacement, cleaning air conditioner filters, replacing smoke alarm batteries etc.).

The Administration Officer is responsible for organising tradespeople to carry out specific maintenance tasks and implementing the refurbishment program. Residents are welcome to contact the Administration Officer for advice on any matter associated with their occupancy.

To assist in maintaining the high standards in our units, we ask that you discuss with the Administration Officer any modifications to your unit.
